Narrator: Rich, I don’t know if you’ve checked the outside thermometer but it’s beginning to look a lot like summer. What are some of the things that a homeowner should do now to protect it from the summer heat and thunderstorms?

Crackman: Well, the first thing you should check is your air conditioning unit. Have a professional check them out. Once it gets hot, your lucky if you get to see them in a month. Get it checked out by a pro. At a minimum, check the condensate tube for holes and clogs. That’s the tube that vents water out. Make sure that line is away from the foundation of the house. There’s usually a pump the size of a shoebox. You can fill that up with water to verify that it is getting pumped out.

The second thing you should look at is your gutters. During the summer we get heavy rains in a short period of time. You want to be sure that your gutters are clean, especially the down spouts. Make sure the down spouts vents water away from the house.

The third thing that you want to do is just take a walk around your foundation. Look at the stone or concrete above the grade and make sure there are no cracks or holes there. Look for mud tunnels that could indicate that you have termites. Do the same checks from inside your basement. If you discover any cracks or voides, inside or out, you need to get them repaired. We will do that for you with a warranty in most cases.
