The Many Ways that a Leaking Basement Can Occur

Regardless of how your foundation was constructed, no basement is immune from water damage or water leaks. Water in the basement can happen through the basement walls, and through the floor and floor joists.

Most commonly, after a rain or from melting snow, basements leak water through the joint where the floor and walls meet.  In fact, over  90% basement water problems is a result of leaking from where the floor meets the walls.
 
However, there are other common ways that water can enter the basement:

1. Window Sills
Window wells may hold excess moisture and that moisture can seep into your basement.

2. Under the Footer
Often construction may leave a small space between the footer and the poured basement floor. Excess water under the structure may create pressure and cause water to find its way through those small cracks and into your basement.

3. Sweating Walls
Block walls or block foundation can “sweat,” from excess moisture causing water to pool inside.

4. Concrete Floor Cracks
Rain and melted snow in the soil under your basement floor can create pressure, causing the water to find its way through cracks in your basement floor.

5. Cracks in Walls and Mortar Joints
Excess moisture in the soil creates “hydrostatic pressure” that can cause cracks which allow water to seep into your living space.

6. Over the Footer
Water seeps in through the crack between the footer and wall sitting on it, often causing damage to the inside of your home or making the basement space unusable for storage or recreation.
