Homeowners throughout Boston, MA Chelmsford, MA Bristol, RI, Manchester, NH & Hartford, CT at one time or another, especially those who have experienced a flooded basement, have probably wondered if their home insurance covers a leaky basement. The truth is, most flooded basements are caused by water infiltration, which is not covered by most standard home insurance policies. What is not covered on regular home insurance policies under the term water infiltration, specifically excludes water entering the basement though a leaking foundation wall crack, leaking foundation floor crack, from around a water or sewer pipe, leaking bulkhead, leaking tie rod/snap tie or leaking floor wall seam.

Homeowners can purchase up to $250,000 of flood coverage if your home is not in the Federal Flood area. The downside to purchasing flood insurance is the high cost. If your home is in the Nations Federal Flood Maps, the flood insurance is even more expensive.

Some good news, if you have a sump pump in your basement you can purchase a rider on to your existing homeowners insurance policy for as little as $40 a year. This rider will give you coverage if your sump pump fails do due mechanical problems or loss of power.

Generally, homeowners insurance pays for damage from rain coming through a hole in the roof or a damaged skylight, or window, but only if only if that damaged was caused by a storm. Homeowners insurance does cover water damage inside the house including the basement, due to broken pipes or frozen pipes as long as this was not caused by the homeowners neglect. An example of neglect by the homeowner is if a window is broken or roof is not repaired and the home is damaged by water. In these situations, the insurance company will not cover this type of loss.

When you are purchasing homeowners insurance or doing a yearly review, talk to your insurance agent about sump pump insurance and the costs of flood insurance. If you are not sure what type of damage is covered, review your policy, or contact your insurance company.
