Even foundations that have not ever leaked can begin leaking over time. if you have water in your basement and you don’t know where it is coming from, check the walls. Where the pipes penetrate the foundation walls is often where you can find a water leaking problem.

Often times, we get calls about pipe penetration wall leaks AFTER DIY’s have attempted to fix them on their own. Some have been successful, some have not.

Your foundation is built with holes in it to allow pipes and electrical conduits. After these systems are set up, the holes are filled with hydraulic cement and then the foundation is backfilled. Improper sealing of these holes can cause water leakage.

Sometimes these holes are not entirely or properly sealed. When it comes to holding out water, the pipe penetrations, are the weakest part of your home’s foundation.  Unfortunately, it is very common that water leaks into the basement from the area in the foundation where the pipes penetrate.
