In order to know how to waterproof a basement, you need to know how water enters the basement. There are many different ways water can enter the basement:  floor / wall joint, floor or wall crack, or through the bulkhead, to name a few.

Here we are going to talk about how water enters through the floor/wall joint.

The floor/wall joint is the most common entry source of water entering the basement. This is where the foundation wall meets the floor. The water comes in from the outside over the footing under the foundation wall and through where the foundation wall and floor converge. This is seen mostly when it rains. Water may seep in from other locations, but the most heavy water intrusion will be from the floor/wall joint.

When one concrete structure is poured (the floor) and another concrete structure is poured on it or next to it (the wall), a seam is created between the two concrete structures. Each concrete structure (the footing, the wall and the floor) is poured separately. There is a seam between each of these three structures. This allows the potential for water to come into the basement. There are four potential points of entry now: over the foundation footing, between the foundation walls, underneath the foundation and up through the seams between the foundation footing and the floor. This floor/wall joint seepage is very common and is a predominant reason for basement flooding.

Leaky, wet and damp basements can cause many different types of problems, from merely annoying to structural and health related problems. Water intrusion through poured concrete foundations is typically the result of:

• foundation wall cracks
• cold joints (where new concrete meets existing concrete)
• improperly sealed snap ties (Metal snap ties or tie rods are used to hold the forms of a foundation in place while it is being poured, snap ties can leak over time if the prep work is not done properly)
• water, well, sewer and electrical conduit pipe penetrations.

We are going to talk about pipe penetration wall leaks. Many do-it-your-selfers have tried over the years to fix these leaks. Sometimes they work, sometimes they don’t.

During the construction of a home, holes in the foundations are cored to allow for water, well, sewer and electrical conduits to penetrate through the foundation. For example, a typical sewer line is 4 inches around. The hole cored may be 5 inches or more, leaving a space between the outside of the sewer pipe and the concrete. Prior to backfilling the foundation, these spaces are usually filled with hydraulic cement. Sometimes, they're not sealed at all. These penetrations are one of the weakest links in the foundation walls when it comes to holding back groundwater, and it's very common for them to leak water. Improper preparation around pipe penetration can cause water intrusion.

Homes built in the late 1930’s to the 1970’s were often built with concrete block foundations. These days, builders mostly use poured concrete for foundations. However, concrete block still has a place as a viable material for foundations. When a foundation is small, such as a home addition or crawl space, builders can save money by using concrete blocks instead of subcontracting for poured concrete, this way foundations can be quickly and economically built.

Concrete block foundations can show their problems in a number of ways; horizontal cracks in the mortar joints, horizontal shearing on the bottom of the walls, stair-step cracks in outside corners, tipping at the top of the wall, or even bulging.

Horizontal Cracks in Block Foundations

Horizontal cracks in concrete block or brick foundations mean that your foundation is being subjected to lateral pressure. This means that the ground around your house expands when it’s wet, and then contract when it dries. This type of foundation damage is usually fairly serious.

Vertical Crack In Block Foundations

If your foundation has vertical cracks, this can mean that your foundation is having "settling" problems. This is usually caused by unstable soil conditions, which may cause your foundation to rise or fall in certain areas. In most cases, damage to a foundation caused by settlement can also be visible in other areas of your home, such as in door and window frames.

Vertical Cracks In Poured Foundation

If your foundation has recently been poured, it's possible that the type of damage will be visible as small, vertical cracks that run at a slight angle. This type of damage is caused by the shrinkage that occurs in drying concrete during the curing process. Most of the time, this type of damage is fairly inexpensive to fix.
